Water Billing Notice

Roanoke owners:

In the August 2021 issue of the Roanoke News, The HOA Board of Directors (BOD) informed all members of water expenses that were not sustainable. SAWS water bills continued to climb steadily to critical levels  compromising the entire budget. During the November 2022 meeting the BOD Treasurer, Ryan Aussi CPA, informed the membership of the monthly deficit the HOA had been incurring each month for more than 6 months. In 2022 The Roanoke’s SAWS expenses totaled $102,286.00.

After review of the HOA Governing documents by Crist Law Firm, the Board decided to retain the services of Utilitybill.com to officially implement individual unit water bills paid by each owner based on the percentage of property ownership. You will be able to see this water charge on your homeowner account in the same manner you see your regular and special assessment charges effective April 1-2023. Owners will also receive from the Utility Bill management vendor a postcard indicating the amount owed. This charge can be paid in the same manner as the regular and special assessments, any checks should be sent to the same address. 

HOA funds that are no longer used to pay SAWS will now be used to pay the significant increase in property insurance premium effective March 30, 2023. Any special projects beyond basic maintenance will require a special assessment.
